1-, 2-, or 3-Family Dwelling Permits

Permit Exceptions
For all 1-, 2- and 3-Family Dwellings, the following does not require a permit:
  • One-story detached accessory structures with a floor area that is 200 square feet or less.
  • Fences that are not over 6 feet tall.
  • Retaining walls that are not over 4 feet tall, measured from the bottom of the footing to the top of the wall.
  • Water tanks directly on grade that are 5,000 gallons or less; and the ratio of height to diameter does not exceed 2 to 1.
  • Private sidewalks and driveways not more than 30 inches above adjacent grade and not over any basement or story below.
  • Painting, wall-paper, tiling, carpeting, cabinets, counter tops and other similar finish work.
  • Prefabricated swimming pools that are less than 24 inches deep.
  • Swings and other playground equipment.
  • Window awnings supported by an exterior wall which do not project more than 54 inches from the exterior wall and do not require additional support.
  • Replacing windows, as long as the rough opening remains the same size. Replacement windows in sleeping rooms also cannot reduce the size of the emergency egress opening of the window any less than the existing window provided.
  • Vinyl siding, when the existing sheathing is not to be removed or replaced.
